Our local knowledge and experience mean that we primarily focus our own investment in the "up and coming" districts of Bristol. Yes, there really are great property deals even here if you know how to look, where to look and what to look for! There really is only one good time to invest in property
We are frequently asked when is the best time to begin investing in property. The answer is pretty straightforward, given that on average property prices have roughly doubled every ten years, the best time to invest is twenty or thirty years ago.
Of course the second best time is... NOW!
Because if other prices had risen at the same rate as property has grown over the past 20 years, this is how much everyday items would now set you back...
Essentially, if you had put your savings into the "average" property in 1995, since that time the sum total of rental income would add up to somewhere around £100,000 and the value of the property itself could easily have quadrupled.
An investment of £10,000 in gold in 1995 would have grown to be worth £32,600 by 2015 - that's a 326% increase.
£10,000 deposited in a regular high street bank's savings account at Bank of England base rate would have grown by 214% between 1995 - 2015 to £21,400
Shares in the FTSE 100
Your £10,000 would just about have doubled in value if you had bought shares in the FTSE 100 companies in 1995 and would, by 2015 have been worth £20,038, an increase of 204%
The same £10,000 invested in that average property would now be worth a whopping £40,000 and would have paid you a regular mothly income too!

Homes Under the Hammer, Property Ladder and all those other TV shows have a lot to answer for because they've encouraged many people to dive head-first into property investment and join the ever-growing band of self-styled property experts out there. In addition, there are a whole bunch of national house buying companies who will promise the earth to sellers when all they're really interested in is buying your property at a massively discounted prices.
Don't get us wrong, in the event that you do need to sell then dealing with someone who is able to be nimble and move at your speed is important and could mean the difference between a positive and a negative outcome for you. However, at the very least, as a seller, you'd want to know that the people with whom you are dealing are considering your needs and interests first and foremost.
